Most UK trades get their work through the same route: a paid membership on Checkatrade, MyBuilder or Rated People, plus whatever word of mouth the last decade has built. The membership model has an obvious flaw that everyone in the trade recognises and few do anything about — the same enquiry is sold to several businesses at once, so you are quoting against two or three competitors before the homeowner has even spoken to you. Price becomes the deciding factor by default, because from the customer's side you all look the same. Running your own Google Ads changes that dynamic. Marketplace Leads and Your Own Leads Are Not Comparable
Trades often compare the two on cost per lead alone and conclude their own advertising is expensive. That comparison is misleading because the two produce different things.
A marketplace lead is shared
Typically sold to several trades. Your realistic conversion rate is a fraction of the total, and you are competing on price from the first phone call because the customer has three quotes coming regardless.
A Google Ads lead is exclusive
The homeowner searched, saw your ad, rang you. Nobody else received that enquiry. Conversion rates on exclusive leads are considerably higher, which changes the effective cost even when the headline cost is higher.
The comparison to make is cost per won job
A cheaper shared lead you win one time in four can cost more per job than a pricier exclusive lead you win one time in two. Work it out with your own numbers before deciding.
The marketplaces still have a role
They fill quiet weeks and they build the review count that makes everything else work. Most established trades end up running both rather than choosing one.
You own the asset either way
A customer who found you through your own advert becomes your customer, on your list. One who came through a marketplace largely remains theirs.

This is the structural decision that matters most, and it is the one most commonly skipped. The two types of job attract different searches, need different ad formats and convert on completely different timescales.
- 1Emergency — the phone call is the job — "Emergency plumber near me," "boiler not working," "no hot water," "electrician out of hours." Nobody fills in a form for these. Use call-only ads, bid hard, and make sure you actually answer.
- 2Planned — the quote is the conversion — "New boiler cost," "rewire quote," "extension builder," "bathroom fitting." Homeowners research these for weeks and gather several quotes. Slower, larger, and worth having a proper landing page for.
- 3Keep the budgets apart — Emergency keywords convert faster, so a shared budget drains into them and your high-value planned work stops being advertised entirely.
- 4Schedule to your availability — If you are on the tools all day and cannot answer, do not bid all day. An unanswered emergency call is money handed to the next trade in the list.
- 5Different radius for each — Emergency work should be tight, because you have to get there. Planned work justifies travelling further, since the job is worth more.
The Certifications Are Your Best Ad Copy
UK trades operate under a set of recognised schemes that homeowners genuinely look for, and many trades leave them out of their advertising entirely. These are trust signals that competitors cannot simply claim.
- 1Gas Safe registration for anything gas — Legally required and widely recognised by homeowners. Putting the registration number in the ad or on the landing page is one of the strongest trust signals available to a heating engineer.
- 2NICEIC, NAPIT or equivalent for electrical — Homeowners increasingly know to look for these, particularly for notifiable work under Part P.
- 3Insurance and guarantee terms — "Fully insured, 12-month workmanship guarantee" answers a question every homeowner has and few adverts address.
- 4Local authenticity beats generic claims — "Serving Sheffield and Rotherham for 14 years" outperforms "professional and reliable," which every competitor also says.
- 5Do not claim schemes you are not on — Beyond being a serious problem in itself, homeowners check, and the schemes maintain public registers.
Negative Keywords Stop the Obvious Waste
Trade keywords attract a great deal of traffic from people who will never hire anyone. Build this list before you launch, not after the first disappointing month.
DIY research
"How to," "DIY," "myself," "tutorial," "YouTube," "step by step." Enormous search volume, zero hiring intent.
Jobs and training
"Apprenticeship," "jobs," "courses," "NVQ," "City and Guilds," "salary," "training." Trade adverts attract job seekers constantly.
Parts and materials
"Parts," "spares," "buy," "Screwfix," "Toolstation," "wholesale," "price list." People buying materials are doing it themselves.
Grants and free schemes
"Free boiler," "grant," "ECO scheme," "government scheme." High volume, and unless you specifically work on those schemes it is wasted spend.
Adjacent trades you do not cover
A plumber should exclude "drainage" if they do not do it. Broad match will find every adjacent trade on your behalf otherwise.
Budgets in the UK Market
Sole trader — £300–600/month
Enough for one campaign on your core service across a tight local radius. Realistically this keeps one person busy rather than growing a team, which for many sole traders is exactly the goal.
Small firm with two to five vans — £800–1,500/month
Supports separate emergency and planned campaigns, more than one service line, and enough volume for the account to stabilise properly.
Emergency keywords cost more
Out-of-hours and emergency terms are among the more expensive in UK local search, because everyone bidding on them knows the job converts same-day. Planned-work terms are considerably cheaper and convert far more slowly.
London and the South East cost more
Materially more than the North, the Midlands, Wales or Scotland. Benchmarks quoted as UK averages usually reflect London and will overstate costs elsewhere.
The number to track
Cost per won job, not cost per click or even cost per call. A £40 lead that becomes a £4,500 boiler installation is a very different proposition from a £40 lead that becomes a £90 callout.
Seasonality for UK Trades
- 1The first cold snap drives heating work — Boiler breakdowns cluster sharply when the weather turns, usually October or November. Competition and costs rise at the same moment. Hold budget back for it rather than spreading evenly across the year.
- 2Deep winter brings burst pipes and emergency work — Genuine spikes around hard frosts, and these are the highest-urgency, highest-converting searches of the year.
- 3Spring and summer are for planned work — Extensions, rewires, bathrooms and gardens. Homeowners commit to larger projects when the weather allows, and clicks are cheaper than in the winter emergency window.
- 4Late summer is the quiet stretch — Holidays reduce both demand and competition. A reasonable time to test creative and landing pages cheaply rather than to push volume.
- 5January is better than most trades expect — New year home improvement intent is real, and much of the retail advertising competition has withdrawn after Christmas.
Common Mistakes
- 1Sending clicks to a Facebook page or nothing at all — A paid click needs somewhere to land that lists services, area covered, certifications and a phone number that works on mobile.
- 2Bidding when you cannot answer — Emergency callers ring the next result within a minute. This is the most expensive mistake in the category.
- 3One campaign for every service — Boiler repair, bathroom fitting and emergency callouts are different jobs with different values. Combined, the cheapest converting service takes the budget.
